Kelley Estate 2011 Maintenance
BELOW: The following photos show some of the maintenance work recently completed. The eaves and porches
were full of wasp nests. The house has been cleaned and the north side windows repainted. Miscellaneous touch up
was done around the 1st floor porch to continue to tackle rust spots and some paint failures.
BELOW: The wasp nests seam to be all started on top of the rusting nails protruding through the eaves. The rust has
worsenened. It is hard to see in the photo below, but the rust of these nails is getting worse, which may mean that the
wasp problem will only get worse. The wasps were actively settling back in as we completed painting. We recommend
grinding off the exposed nails, spackling the holes, and repainting the eaves to seal them up.
BELOW: Two issues were identified during this maintenance cycle. We are still having a problem with the roof at
the location underneath the door/window at the center of the 2nd floor. Its the flashing at the wall creating problems.
This will have to be looked at again and we may have to go deeper with the repair so that it holds. It may be time to
go ahead and grind back that rail tie and patch in that band just above the roof. That may help solve some of the issue.
BELOW: The window sills around the house all seam to be in good condition; however the sill below found on the north
side, second floor bedroom needed more repairs than painting alone could solve. The piece needs to be carefully cut out
and replaced.
BELOW: The large oak tree and several other large cedar trees very close to the house have been deweighted to
improve the health and safety of each tree. The bulk of the work was done to the oak tree to relieve weight from each of the large
branches.
BELOW: The entry gate system has been modified to relocate the solar recharge panel and the key pad. The battery pack has also been lowered
for a cleaner appearance. Troubles continue though with the charging of the battery. Note that we have also installed a very basic fence / barrier
to the left of the entry gate to discourage people from trespassing.
BELOW: The fertilizer and fungus control is now really paying off. The lawn is thicker and greener than ever. By the time spring rolls
around, the lawn should be as good as new. The area at the right is one of the real problem areas we had last summer.
