Kelley Estate Wood Floor Finishing Photos
Work on refinishing the heart pine wood floors on the first floor is well underway, however,
we have run into one tricky repair currently in progress.
ABOVE: Library floors have been sanded and we have successfully removed the dark spots
at the perimeter and around the fireplace. We have also found a great stain match that will
be applied throughout the floor. Sanding and scraping around all of the wood working details
has proven to be very labor intensive.
ABOVE: This photo shows two spots in the dining room where we confirmed that the original
floor finish did include a stain. You can see the red that was applied to the white wood filler to blend
in areas damaged over time by termites and wood rot. Our stain mix is very close to the original.
BELOW: In the dining room at the rear wall, there was one board and a few spots that had bad termite damage.
In addition, the floors had a lot of give in this area, suggesting that the joists were rotten in this area as well. When
we removed the boards in the worst areas, we found a most unusual subfloor. There is a plaster subfloor beneath
the original floors. We cut out the worst material and are currently working on a patch. Since we are running out of material with which to make repairs, we kept the repairs to a minimum. Some soft areas will simply get adhesive shot underneath to
firm up the floors. The photo below right shows the completed repair, blended in with the rest of the floors.
ABOVE: This photo shows the stain being applied in the studio/office. This shows how light
some of the floors were once they were sanded. The stain we used was a good match
to the trim.
ABOVE & BELOW: After the sanding and staining process, all of the floors received one coat of high gloss
polyurethane and then two coats of satin poly. For a closer match to the wood working,
we used all oil based stains and polyurethanes, but we did select a lower VOC version.
ABOVE & BELOW: This photo shows one of three repairs that was made in the main foyer. Each of the openings
needed repair work where the foyer floors were cut out and replaced some years ago. The transition
between old sleepers and new sleepers was inadequate which was creating a bounce in the floor that wound up
deteriorating the subfloor. All of these repairs are now sturdy and blended in.
BELOW: This photo shows the stain color next to both the doors and baseboards. I think
we acheived a great match. The trick here is that the wood working itself has several
different stains and finishes that have been installed over the years.
BELOW: We moved the furniture around to accomodate the refinishing in phases. The
furniture is put back and all work is complete.
